The following items are essential tools, but this list is by no means exhaustive. Feel free to ask an InterNACHI inspector during your next inspection about other tools that you might find useful.
 
Standard plunger
1.  Plunger
A clogged sink or toilet is one of the most inconvenient household problems that you will face. With a plunger on hand, however, you can usually remedy these plumbing issues relatively quickly. It is best to have two plungers — one for the sink and one for the toilet.

 

2.  Combination Wrench Set

One end of a combination wrench set is open and the other end is a closed loop. Nuts and bolts are manufactured in standard and metric sizes, and because both varieties are widely used, you’ll need both sets of wrenches. For the most control and leverage, always pull the wrench toward you, instead of pushing on it. Also, avoid over-tightening.

 
3.  Slip-Joint Pliers

Use slip-joint pliers to grab hold of a nail, a nut, a bolt, and much more. These types of pliers are versatile because of the jaws, which feature both flat and curved areas for gripping many types of objects. There is also a built-in slip-joint, which allows the user to quickly adjust the jaw size to suit most tasks.

 
4.  Adjustable Wrench

Adjustable wrenches are somewhat awkward to use and can damage a bolt or nut if they are not handled properly. However, adjustable wrenches are ideal for situations where you need two wrenches of the same size. Screw the jaws all the way closed to avoid damaging the bolt or nut.

5.  Caulking Gun
Caulking is the process of sealing up cracks and gaps in various structures and certain types of piping. Caulking can provide noise mitigation and thermal insulation, and control water penetration. Caulk should be applied only to areas that are clean and dry.
 
6.  Flashlight
None of the tools in this list is of any use if you cannot visually inspect the situation. The problem, and solution, are apparent only with a good flashlight. A traditional two-battery flashlight is usually sufficient, as larger flashlights may be too unwieldy.
 
7.  Tape Measure
Measuring house projects requires a tape measure — not a ruler or a yardstick. Tape measures come in many lengths, although 25 feet is best.  Measure everything at least twice to ensure accuracy. 

 

8.  Hacksaw
A hacksaw is useful for cutting metal objects, such as pipes, bolts and brackets. Hacksaws look thin and flimsy, but they’ll easily cut through even the hardest of metals. Blades are replaceable, so focus your purchase on a quality hacksaw frame.

 

9. Torpedo LevelTorpedo level
Only a level can be used to determine if something, such as a shelf, appliance or picture, is correctly oriented. The torpedo-style level is unique because it not only shows when an object is perfectly horizontal or vertical, but it also has a gauge that shows when an object is at a 45-degree angle. The bubble in the viewfinder must be exactly in the middle — not merely close.

 

10.  Safety Glasses / Goggles
For all tasks involving a hammer or a power tool, you should always wear safety glasses or goggles. They should also be worn while you mix chemicals.

 

11.  Claw Hammer
A good hammer is one of the most important tools you can own.  Use it to drive and remove nails, to pry wood loose from the house, and in combination with other tools. They come in a variety of sizes, although a 16-ounce hammer is the best all-purpose choice.

 

12.  Screwdriver Set
It is best to have four screwdrivers: a small and large version of both a flathead and a Phillips-head screwdriver. Electrical screwdrivers areWire cutter sometimes convenient, but they’re no substitute.  Manual screwdrivers can reach into more places and they are less likely to damage the screw. 

 
13.  Wire Cutters
Wire cutters are pliers designed to cut wires and small nails.The side-cutting style (unlike the stronger end-cutting style) is handy, but not strong enough to cut small nails.

 

14.  Respirator / Safety Mask
While paints and other coatings are now manufactured to be less toxic (and lead-free) than in previous decades, most still contain dangerous chemicals, which is why you should wear a mask to avoid accidentally inhaling. A mask should also be worn when working in dusty and dirty environments. Disposable masks usually come in packs of 10 and should be thrown away after use. Full and half-face respirators can be used to prevent the inhalation of very fine particles that ordinary facemasks will not stop. 

 
15.  Duct Tape
This tape is extremely strong and adaptable. Originally, it was widely used to make temporary repairs to many types of military equipment. Today, it’s one of the key items specified for home emergency kits because it is water-resistant and extremely sticky.

Infrared thermography (IRT) is the science used to capture and process thermal information using non-contact measurement tools. This is done by analyzing infrared (IR) radiation emitted from an object whose temperature is above absolute zero. Because this wavelength exists outside of the visible spectrum of light, infrared measuring devices are required to capture and process this information.

One of the most common uses of infrared rays is for wireless communication, such as with garage door openers, car-locking systems and handheld remote controls for televisions and other appliances. Since all objects emit some degree of infrared radiation, night-vision devices make use of their sensitivity to infrared rays to capture and transmit images when there is no visible light source. Heat-seeking missiles also rely upon infrared technology to track their targets in passive missile-guidance systems.

More and more insurance companies require annual infrared (IR) inspections of electrical systems and equipment. Why Home Inspectors Use Crawl Bots

 

Crawlspace robots, also known as crawl bots or crawlers, are remote-operated, unmanned ground vehicles (UGVs) designed to capture photos and videos in otherwise inaccessible crawlspaces. Although newer to the inspection industry, this technology has a decades-long history in other fields, such as space, agriculture, mining, emergency response, and military.

When asked why they use robots to perform crawlspace inspections, the home inspectors we interviewed shared the following reasons:

1. They wanted to perform more crawlspace inspections.Crawl bot

Certain limitations—like narrow entrances, dangerous or disease-carrying animals, and signs of airborne toxins—may prevent an inspector from personally inspecting crawlspaces. Thus, inspectors may worry about providing an incomplete service.

That concern is exactly why inspectors choose to invest in crawl bots. Between him and the bot, he rarely encounters a crawlspace he can’t access. This allows him to provide more thorough and consistent inspections.

“I try to provide the best service possible, as long as I am safe,”  “With the bot, I can get into more places.”

A similar motive. In the rare situations where he couldn’t enter a crawlspace, he wondered about any defects or issues he may have missed by not inspecting it. He hoped a crawl bot would ease these concerns.

“There were just some crawlspaces that even a small guy like me couldn’t fit in,” Thuss said. “I was worried: What could I have overlooked? What lingering problems were back there that I just couldn’t see? I don’t like disclaiming things [when I don’t have to]. It just goes against the grain.”

2. They wanted to reduce exposure to harm.

Another reason for using a crawl bot is to reduce your direct exposure to uncomfortable and hazardous environments. For example, if wet crawlspaces or dangerous snakes are more common in your inspection region, you may prefer to observe these hazards from a distance—without skipping the crawlspace altogether.

“In this part of the country, [crawlspaces are] almost always wet and moldy. They’re not healthy places,” “But it’s such a critical place to inspect, and it’s really a locus of a lot of the problems that I see.”

You can easily disinfect his bot. Rather than worrying about his personal protective equipment (PPE) spreading crawlspace toxins on site or in his home, Thuss minimizes potential harm by cleaning his bot after using it to inspect the space.

3. They wanted a more efficient way to perform crawlspace inspections.

Navigating a crawlspace requires lots of multitasking. In addition to documenting observations and looking for safety concerns, you must do so while crawling on hands, knees, or elbows in tight spaces and extreme temperatures.

Needed a solution that would allow him to reach more of a crawlspace, and more comfortably.

“[Crawlspaces] can be physically demanding. The impetus was there for me to try to find a better way,” he said. “The machine…can really cover some ground pretty quickly.”

Crawl bots can also assist in providing higher quality footage with 360-degree view cameras, bright lights, and the ability to take pictures with an uninterrupted video feed. Although an added convenience for some, these features may introduce more issues than advantages for other inspectors.

After air-sealing your attic and basement, it’s important to check the insulation levels in your attic and add more if needed. Insulating your attic is the easiest way to improve your home’s energy efficiency and your comfort.

 

 

Do You Have Enough Insulation?

 

 

To determine if you need more insulation, take a look across your attic. If the insulation is level with or below the floor joists, you need to add more. However, if you can’t see any of the floor joists because the insulation is above them, you probably have enough insulation, and adding more may not be cost-effective. It’s essential that the insulation is evenly distributed without any low spots. Sometimes there is enough insulation in the middle of the attic and very little along the eaves. To learn how to add insulation to the eaves, check out “Installing Rafter Vents.” If your insulation covers your joists and is distributed evenly, you probably have enough.

 

How Much Insulation to Add?

 

Insulation levels are measured in R-value, which measures insulation’s ability to resist heat flow. The higher the R-value, the better the thermal performance of the insulation. The recommended level for most attics is to insulate up to R-38 or about 10 to 14 inches, depending on the insulation type.

 

Adding the Right Insulation

 

You don’t have to use the same type of insulation currently in your attic when adding additional insulation. You can add loose fill on top of fiberglass batts or blankets and vice-versa. If you use fiberglass over loose fill, ensure the fiberglass batt has no paper or foil backing; it must be “unfaced.” If you choose to add loose fill, it may be wise to hire a professional since the application requires a blowing machine. However, some home improvement stores offer rentals of this machine.

Balanced Ventilation System

This home’s balanced ventilation system relies on an Energy Recovery Ventilator ERV tied to an existing forced-air HVAC system. Along with kitchen and bath fans, it maintains indoor air quality without compromising energy efficiency.

1. ERV intake

Fresh air is drawn in through a duct and passes through the ERV’s core, where heat and moisture are exchanged. In this case, cold winter air is warmed by the outgoing conditioned air so the furnace does not have to work so hard to bring it to room temperature.

2. Furnace

In this home, air that is conditioned by the ERV passes through the furnace, where it is fully heated and then distributed through the HVAC ductwork.

3. Air return

Stale, conditioned air from bedrooms and living areas is drawn back toward the ERV, where most of it is exhausted outside after transferring its heat to the incoming air.

The Columbus Board of Realtors says that the housing market in the Columbus Metro Area is booming, but the number of available homes is not keeping pace with the current demand. Some buyers are waiving the purchase contract’s home inspection and appraisal clauses in this competitive market to secure a deal, even if it means taking on additional risks.  Unfortunately, this practice can have serious consequences for buyers.

 

NHIS, a company specializing in home inspections, has observed that many homes sold without an assessment in the past three months have serious issues such as failing foundations, mold in the attic, roof system component failures, and other hidden defects. These problems could have been detected and remedied during a routine inspection by a licensed home inspector.

 

Many buyers who skipped the inspection are shocked and upset when they discover these issues after closing. They often claim that the seller must have known about the problems and failed to disclose them. NHIS believes real estate agents should make every effort to ensure their clients get a home inspection before closing. One suggestion is to ask for “0 remedy days without giving up the right to an inspection.”

 

Is it worth the risk to purchase a home after waiving the Home Inspection and/or Appraisal Clauses? NHIS has been involved in lawsuits on behalf of homebuyers who waived the home inspection and/or appraisal clauses and are now litigating against sellers who failed to disclose apparent problems that were later discovered. In one case, a home was deemed uninhabitable, and the buyer had to find temporary housing.
